Frozen Pipes in Mississippi
Mississippi winters are usually mild — which is why a cold snap does so much damage here. Pipes are rarely insulated for sustained cold, and one freezing night is enough. This guide is specific to DeSoto County homes: crawlspaces, slab foundations, and the pipes that freeze first.

Which homes freeze first
Homes with crawlspaces are the most vulnerable: water lines run through unheated air under the house, and a cold wind underneath does the rest. Homes on slab foundations are next — lines in exterior walls and in unheated garages freeze when the temperature drops and stays down. Older homes with thin or missing pipe insulation are at higher risk, and so are homes with pipes along north-facing exterior walls.
Frozen but not burst — yet
A frozen pipe is a blockage: no water at a faucet, or a faucet that only trickles. The danger is what happens when it thaws. Water expands by about 9% when it freezes, and the pressure can split the pipe — but the leak may not show until the ice melts and water flows again. So a frozen pipe is an emergency even before it bursts. Do not wait for the thaw to find out.
Safe thawing
Use gentle, even heat: a hair dryer, a heating pad, or warm towels. Work from the faucet back toward the frozen section, with the faucet open so water can flow as the ice melts. Never use an open flame, a blowtorch, or a heat gun on high. If you cannot find the frozen section, or it is in a wall or crawlspace you cannot reach safely, call a professional. If the pipe may have burst, shut off the main valve first, then call (662) 550-8213.
Drip vs shut-off
On a freezing night, let a faucet on an exterior wall drip slowly — moving water freezes more slowly than still water — and open the cabinet doors under sinks on exterior walls so warm air reaches the pipes. If you are leaving the house empty during a freeze, shut off the main water valve and drain the lines instead; a drip only helps while the heating is on. Both are worth knowing, and they fit different situations.
After the freeze
When the cold passes, check every faucet, look for damp patches on walls and ceilings, and watch your water meter — if it moves with all water off, something is leaking. A burst pipe repair typically runs $300–$1,500. See our frozen pipe repair page and the first-10-minutes checklist for what to do when a pipe has already burst.
